Walked the blue tees yesterday, Thursday, twilight time was for 4:03pm but they got us out with a twosome (Bobby and Zan, great guys) at 3:45pm, excellent work in the pro shop, thanks guys. Quick check in at 3:30 and walked straight down to the first tee. $25 city rate to walk is a solid deal. POP was incredible!!! right at 4hrs!!! Even the 6 tee box was empty when we arrived, true miracle, we waited on that tee box for about2 5mins but that was about2 the only wait we had. Just not too crowded, I guess.

Course conditions are pretty solid right now and will continue to improve over the next few weeks. Cart path only on the first 5 holes as they were doing some overseeding it looked like. Fairways are all in good to great shape! Greens are still healing a little bit from the aeration and they were harder than usual and very quick, beware!!! Rough was lush green but not too high. I didn't find any bunkers, but they looked just fine. Blue tees were good to great, nice coverage and level. Service was great in the proshop. Snack bar was already closed, not a big deal as I BYOB anyway and I couldn't eat any food as I was all whacked on novacaine from the dentist getting a crown on a molar. Great day with great guys. Always recommend this track.

Greens coming off punching. They were hard and fast with just a bit of bump. Difficult to hole putts.

Played at 11:33 on Thursday 1/8/2026. It was a bit windy, warm for the front 9 then chilly, the course had been soaked days earlier and they were still quite busy cleaning up the mess.
Tee boxes: small, crooked, variable coverage, typical Balboa
Fairways: first 5 holes wet, areas of rocks and/or sand that had washed onto the course from the rain. The rest of the course the fairways were in decent shape even though most hadn’t been mown in awhile.
Rough: long, wet, thick, hasn’t been cut. VERY difficult to locate errant shots! (It didn’t help that the guys I was paired with were consistently in the rough and looking for their ball on average 30-50 yards from where it actually was)
Bunkers: highlight! Smooth, raked, with good sand
Greens: surprisingly smooth and fast although they were soft and were littered with ball marks (my wrist is still sore from repairing other people’s damage)
POP: slow going in wet tough conditions (felt like an 8 hour round but was just under 5)
Recommendation: wait til it dries out and they can mow.

Played Tuesday November 4 at 11:51. Got out again! I’m making a habit of this now that the heat is gone.
Tees: mostly level with decent coverage
Fairways: there are a few bare spots mostly on the edges but the overwhelming majority is very nice, a pleasure to play from
Rough: like always minimal but acts well as a buffer from the ever present canyon edges. In some places two steps off the fairway is a lost ball.
Bunkers: wasn’t in one but they looked to still be in excellent condition
Greens: running smooth and sneaky fast, well struck shots backed up nicely
Customer service: it’s a muni so just the basics, but I never count on a golf course to fill my hydration and snack needs
Recommendation: yes, just play smart, it’s target golf on a tight layout, driver isn’t always the play and the tricky little greens can baffle the inattentive.

Finally got out, it’s been a little over 3 months.

Fairways: never had a bad lie
Rough: minimal but made you think

Tee boxes: you could find a flat spot with coverage
Fairways: never had a bad lie
Rough: minimal but made you think
Bunkers: very nice, good sand, mostly raked, no issues, course highlight
Greens: rolling well with some speed, you certainly had to pay attention
POP: 4 1/2 hours no gaps just a full course
Recommendation: basic golf with accuracy at a premium I liked it

Got done with work early yesterday, Monday, Oct 6 and went out to Balboa and put my name on the wait list at 1:30 as a single. Proshop got me out in about 20 mins, tee off at 1:50. POP was quite nice at 4hrs 15mins. Only one group waiting on number 6, which is a miracle. We waited a little bit on about half the other tees, but things moved pretty well. $36 to walk as a resident is well worth it.

The course is still recovering from quite a bit of work. The greens were very bumpy from recent aeration and late in the day footprints, but they held shot well and were on the faster side. These greens should be good to great in a few more weeks, especially if they can keep the speed up.

The tees were fairly level for the most part and had good to great coverage, no complaints.

Fairways are like the greens. Definitely a work in progress with some bare spots, wet spots, and some GUR. In a few weeks, though, these fairways should be really good. They showed a lot of moments of brilliance and promise.

Rough wasn't too penal except for the areas around the greens. Seems like the Bermuda grass isn't going dormant (maybe because the weather has been so nice and warm) and it's still very healthy. Balls around the greens will nestle down in the Bermuda rough making chipping a little more challenging.

I found one greenside bunker and it was great. Nice new fluffy sand.

No frills customer service, no bev. cart. Everyone in the proshop was just great. Thanks for working me in. Looking forward to getting back out here in a few more weeks when it should be in great shape.

A little late on the review, played this past Monday on 8/4. 3:50pm start time. Check in was easy and they let me renew my city card on the spot! Great touch as it's a pain to do online with the e-verify and all. Takes forever to do it online, at least for me it does.

Course is in pretty darn good shape right now. All around. Blue tees are nice and level. Good coverage and no issues at all.

Fairways were never a problem. Great lies all day. Decent roll out and good cushion. Not perfect carpet, but very nice, especially on the back nine.

Rough was thick in most all spots. Grabbed your club, for sure, but had good consistent coverage. Trees and the thick rough will add to the importance of keeping it in the fairway.

Found one bunker and it was just fine. No problems with the bunkers right now.

Greens were average. Most of them didn't seem to really hold a shot very well, they were a little firmer than I'm used to seeing out there. Whereas some others were very soft and receptive. Not a huge deal, just a little bit of a gripe. They putted fairly smooth for being late in the day and were average to slightly quick pace.

POP: we finished 16 holes, so not too bad for this place. The teebox on 6 continues to be the bottleneck with two to three groups always on that teebox.

Great value as always. And an easy recommend.
