Played yesterday/Sunday, 7:45 teetime. We were fortunate enough to get infront of a large group of 40players behind us. POP was much better than usual, 4:15, which wasn't too bad for Balboa. Waited on most shots on the front, but the back moved quicker. Only one group on the 6th teebox, which is a miracle!!

Conditions overall are just average for everything.

Teeboxes were level, but very hard underneath. Broke tees on half the drives.

Fairways were all pretty decent, they were really nice walking up to the landing areas, but then the landing areas were a little suspect. Some divot damage and dead patches here and there.

Greens were pretty nice, but they were firm, didn't hold shots unless they were struck perfectly with lots of compression and spin (I guess that's what you're supposed to do normally) If you were hitting the greens from the rough, expect a club of release, at least.

Found one bunker greenside and it was just fine, no issues.

Rough was rather high and thick, try and avoid it!!

customer service was just fine, the large group of 40 going out behind us had a line out the door in the pro shop. Since we were going out first, they let us skip in front of the line to check in.

Walking resident rate $40 is definitely worth it. Love the track and it's a great walk, good workout. Looks like they are going to punch the teeboxes and fairways, they had them all marked off around the perimeters with red paint. Hopefully that will improve the conditions.
Played yesterday on a cool Sunday with some periods of light drizzle. Course is in pretty good shape overall. POP was ridiculous, over 5.5hrs. Waiting on just about every shot. No marshall out there to keep things moving, very disappointing. Resident walking rate was $40, well worth it on the Sunday.

Teeboxes were just fine, nothing outstanding, but nothing deplorable.

Fairways were good for the most part, except number 2 was a joke, just awful. I didn't play LCP, but was on the verge. I hate playing LCP, so I chose to play it down.

Greens were definitely the best part of the course. They held shots very well and putted smooth for the most part. Couple of them had some rough parts around the edges, but it didn't bother any of my shots.

Found one bunker and it was just fine, no problems.

I walked on at 9:30am and they had an opening for me at 10:30. Worked out perfect, was able to get a bite in the restaurant before hand. They have good food, but they went up on their prices.

Overall, I love the course and the layout. Just wish they could speed up play a little better.
Staff in the pro shop was great. I walked on as a single on a sunday morning and Steve in the pro shop got me out in half hr. I teed off at 9:30 and we finished at 2pm. POP wasn't that bad, we had a long wait on number 9 and waited a couple other times, but overall can't complain.

This course layout is really nice. I haven't played here for about 20yrs because the conditions aren't that great.

Teeboxes were ok, had to search for a decent place to put the tee, but overall they were acceptable.

Fakrways were pretty much hideous. tons of weeds, dead spots, high grass, etc. Complete bag in the fairway. Lift clean and place for sure!! they were deplorable.

Sand traps looked like crap, but they actually played ok. I was in two of them greenside and they had weeds growing and weren't that attractive, but they played ok.

Greens were definitely the saving grace of the course. They held shots just fine and putted fairly true. They had some bad patches and putted offline a few times, but for the most part, they were ok. about the only thing good about the course.

Overall, I'd stay away right now. I wish they'd put some time and money into this course, it's a pretty killer layout. lots of water, ob, small greens, etc. It's got alot going for it, but the conditions are borderline playable if you want to play the ball down, which is how you are supposed to play golf. Lift clean and place in the fairway is not playing by the rules, in my book. Oh well, had a good time, nonetheless. Hope they bring this course around, someday.
Played on 12/31. It was a gloomy day and we had some rain, but not too bad. $35 to walk, not too bad. Course is in fine playable condition right now.

Fairways were thin and had some bad coverage, but the landing areas were generally good. I had one really poor lie in the middle of the fairway, but for the most part, the really bad areas were GUR.

Greens were a little firm, expect a little roll out on anything longer than a 7 iron. They putted fairly smooth. The front part of just about every green is chewed up with some sort of disease.

Rough is virtually non-existent. Wasn't a factor.

Found one trap and it was nice and fluffy. Looks like they put new sand in recently.

Teeboxes were mostly level with good coverage, never had any issue finding a good spot to tee it up.

POP was under 4hrs, teed off at 9am and done by 12:45. Good pace, we were only a threesome, so we had to wait a little bit, but not too bad, totally acceptable.

Overall, I like the layout, just needs to be in a little better shape. Good value and great customer service.
Played yesterday, Saturday. Called at 10:20 to check how busy it was and the starter said he had an opening for 11:22, so I took it. $40 resident walking rate for a beautiful Saturday afternoon is well worth it. POP was great today, it wasn't too busy, 4.5hrs total is totally acceptable for this place, we waited just a little on about half the shots but it moved along nicely.

Teeboxes were all level, but most of them weren't mown so they were a little shaggy, but not a big deal. Fairways were in great shape, very nice perfect firmness with great coverage. Never had a bad lie all day. Found one bunker and it was nice, good sand, nice and fluffy. Rough wasn't too penal, it was only about an inch or two longer than the fairways, easy to hit from. Greens were in pretty good shape, held shots very well, but were a little bumpy. Lots of unrepaired ball marks, makes you mad after you fix 3-5 marks on every green, lazy people. Customer service was just fine, didn't see the beverage cart, but no biggie, love my Datrek bag with built in cooler that holds a 6pack ice cold for the entire round.
All and all, a great day where I live. I only play here about 3-4 times a year, cuz it's usually such a pain to get out. Hit it up if you can.
Played on Sunday, 10/28. had a 9:45 teetime and there wasn't too many people out there. I love football season, thins out the crowd. Had a great POP at 4hrs, never waited on anyone and didn't get rushed by anyone, either. Only wait was on number 6, but it was only about 5mins. I love Balboa when it plays quick.

We played the blues and they had them set at the tips, so the teeboxes were nice, they don't get much play from back there. I didn't even know there was a teebox by the snack bar on 10, wow, that was brutal from back there. Teeboxes were good, no issues.

Fairways are coming around nicely. I didn't have any bad lies all day. There's still some bare spots, but not in the normal landing areas.

Greens were pretty good. They were a little wet, so they held shots amazing and they putted fairly true with good pace even though they were damp. Had one lightning quick downhill putt bump offline, but other than that, no issues.

Sand traps need work. I found one on 8 and it was complete hardpan, cost me my only double bogey of the day, I was pretty pissed. It should've been an easy up and down for par.

Customer service is always good in the pro shop. Didn't see a beverage cart or a marshall, but the snack bar girl was very nice.

$40 for resident rate is great for a Sunday morning. Go ahead and get on out there, just stay out of the bunkers.
Played yesterday, Sunday, at 11:30. Called the starter in the morning and he was able to get the two of us out, no problem. POP was pretty slow, 5hrs round, never saw a marshall. It was painfully slow the first 6 holes and then it opened up a little.

Course is currently not in the best shape, they're doing a lot of maintenance. The greens were punched and sanded a couple weeks ago, but they're coming back nicely. They held shots very well and the sand was pretty much all gone. Some greens have a bad "collar" on them, but they are trying to fix this issue. They still rolled fairly true. Not many huge issues.

Fairways were also going through some maintenance. Looks like they overseeded and sanded them. Had a couple of bad lies in the fairway, kind of a bummer. They didn't offer too much roll, either.

Rough wasn't too penal for the most part, although you could find some sections that were thick and the ball would bury down making for difficult shots.

Teeboxes were just ok. Mostly level, but had quite a bit of divot damage and sparse grass on some of them.

Found one sand trap and it was good. Decent amount of soft sand and easy to hit from.

Overall, it's all very playable, but I'd wait a few weeks to play. Should be in much better shape once the maintenance is done.
Played Sunday 7/15 at 3pm. Called at 2:30 and they said they could get me out at 3, so I bolted over and walked right out to the first tee. Was paired up with three nice guys and was an enjoyable round. There was 3-4 holes open in front of us for some reason, so we really cruised through as quick as I've ever played this course. There wasn't even anyone on the 6th tee when we arrived. We caught the twosome in front of us on 14, and they moved along just fine afterwards, so POP was an incredible 3hrs 45mins. What a joy!!!

Teeboxes were just OK. Some were not level, at all. and others were chewed up. You had a take an extra 20 seconds to find a good place to tee it up. A little bit of a let down, they need to do some work on the tees.

Fairways were pretty good for the most part. They had some dry patches and dead spots (namely number 5), but most of the proper landing areas had good coverage.

Didn't notice the rough too much, I missed two fairways and didn't have trouble getting out of the rough. There was some decent thick rough around the greens, but overall not too penal.

Didn't find a sand trap, but they looked ok.

Greens were pretty good. They held shots very well and rolled with good pace. They were smooth, but had lots of unrepaired ball marks. I fixed 3-5 marks on every green, ridiculous how people don't fix their ball marks.

Saw the cart girl twice, but the first time she came around, I bought a beer and it was barely cold, being a little later in the day, I'm sure she was out of ice in the cooler, bummer. The halfway house was shut down, but the girl in there was cleaning up and she sold me two cold ones with a bag of ice.

Overall, can't complain for $24 to walk. Always enjoy the layout and it's a great test and good course to walk.
Always love to play this course. It's in pretty good overall condition right now. Teeboxes were nice and level and had plenty of coverage, no problem finding a good spot to tee it up. Fairways are just fine, they are still in transition to greening up, but I never had a bad lie and they offer some good roll. Found one bunker and it was just fine, no complaints. The greens were pretty nice. They held shots very well and putted true with medium to fast speed, no complaints here. Rough was not too penal, a little long, but fairly easy to get the club on the ball. Customer service was just fine, no problems at all. POP was not a problem, just over 4hrs on a Sunday is fine with me. Saw the beverage cart a couple of times. We used a eCert from Costco which was like $35 if I remember correctly. If you can find that deal, grab it.
Played Sunday, 6/10, walked on as a single and got right out. Resident walk rate of $40 is acceptable. Course is just in average condition right now. Some teeboxes are not level, so you need to search a little for a good spot. Some of the teeboxes are also pretty chewed up. Fairways are in ok shape in most landing areas. off the landing areas, they were pretty bad, lots of bare spots and different weird grasses/weeds mixing in. I had a couple of issues with bare spot lies and the weird mixture of grass/weeds making for poor lies. Sand traps were nice, I found two of them and they had very nice sand and were soft underneath, no problems. Greens were just ok. They were receptive and held shots well, but they were fairly bumpy and putts were forced offline and slowed down due to the bumps. They were medium to fast on the speed. Overall, everything was acceptable and playable, but nothing was exceptional. Great track to walk, good workout, and love the layout.
Played Sunday, 5/6. Beautiful day. $38 to walk. 10:15 tee time.

Check in was easy and we were out on time. POP was just fine for a Sunday, 4hrs, never needed to wait on the group in front and we weren't being pushed from behind. Good pace.

Teeboxes were pretty good, level and green. Not a problem.

Fairways are pretty much a joke right now. Lots of bare patches and hard pan. I was very lucky to get pretty good lies all day.

Greens were just OK. They held shots very well, but were a little bumpy. They were quick downhill, so stay below the hole.

Didn't find any bunkers, but they looked just fine.

Rough wasn't very penal at all, it was mowed down almost like the fairway.

I wouldn't recommend right now due to the fairways. It's a fun course and an easy walk, but maybe wait until they can get the fairways up to playable.
Played on Friday, 5/4, in a charity tournament. Course is in very poor shape right now. I wouldn't pay the green fee at this time. Rough was non-existent, they aerated the rough recently, so it was all dead and had plugs everywhere. Fairways were dried out and fairly brown. We were able to place the ball in the scramble, so it didn't matter too much, but I feel sorry for anyone that has to play the ball down on this course right now. Didn't hit out of any bunkers, but they looked good, probably the best part of the course right now. The greens are still healing from somewhat recent punch and sand, they held shots well, but didn't putt very true. Teeboxes were ok, level and green. No complaints on the teeboxes, but everything else is very poor. I would avoid for awhile and would be very upset if I paid rack rate to play this course. It's a great layout, but seems to have gone in the wrong direction the last couple of years.
