Played Sun City West Pebblebrook as part of a GK outing on 10/6/13. Weather conditions were perfect that day with temps in the upper 80 to low 90s.
Based on comments from other gkers expected to find your typical muni, however arriving I was pleasantly surprised with the conditions. Warm up range is quite good and the club house is well stocked. Practice green is large and gave a great indication of what to expect throughout the round.
Fairways although somewhat dry provided a good hitting base with good lies. Rough was not very penal in nature and ranged in length from possibly 1 to 3 inches. You will find trouble from various trees that grow on the property so don't get to crazy with your tee balls. Bunkers, I found several on this day ranged from descent to slightly above average with a good mix of depth and severity. Sand quality was better than average although some were quite wet due to watering.
This course in my opinion makes it's name of the greens. They were slick and very quick. I am guessing they were near or above 11. Breaks ran from moderate to severe and if you had the misfortune of being above the hole watch out because they really took off like a bullet. Although they were fast and caused several three putts, I found them to be exciting and challenging and would like another shot at them when in the area again.
I would recommend this course for play not only on conditions but for price as well, rarely do you find a course that offers this much for a price that doesn't make you think twice, get out and play here you won't be disappointed.

Just catching up on my reviews and got to start with Pebblebrook Sun City West because what good time we had with our AZ GK Plays Skins game Sunday. Thank you to everyone that came out.

Little did I know, or could have ever guessed, this GK Plays would feature some of the fastest greens we’ve ever played! Turns out when you cut and roll tight dry bermunda the morning before play…look out! I personally loved them. Very smooth, very firm and a great challenge. The fairways and rough were lush yet as expected browning due to the coming overseed. Tee boxes level, lush and browning at times too. I was in a couple sand traps, one was pretty firm and another was excellent so mixed thoughts there. Overall, considering the overseed is right around the corner, the course was in excellent shape.

Looking at the layout, IMO, it’s not as easy as it appears on the card. You can miss the fairways with your drive and be able to recover but start spraying the drives and you’re in trouble. Approach shots are mostly straight forward however there are some forced carries over water and its very important to not hit your shots beyond the hole due to severe back to front putting green slopes. The bunkers are well positioned to catch poor shots and challenging/fair if you go in them.

If I lived within a 30 minute drive from this course, I would play it a few times per year. If I was on vacation and needed a relaxing setting, not interested in a desert landscape layout, fast pace of play at an exceptional priced (green fees and food/drink), this course would be high on my list.

Other than the light green color of the grass out here, you'd hardly know it's readying for overseeding in 10 days. Course is in great playable shape. The greens are dry, very quick and severely sloped, making for some very challenging putts. (The practice putting green is possibly the fastest green I've ever putted on; the greens on the course are only slightly slower.)

I enjoyed the layout and loved the price. This is a very playable course that presents a decent challenge without beating up the mid- to high-handicapper.

Tip: The short par-4 14th plays to only 308 yards, but if attempting to drive the green, beware: From the tee, the bunker you see on the right is actually about 100 yards short of the green, and the mound it's on conceals some big, bushy plants that are almost pin high to the right. I ended up right behind one of them, forcing me to chip out backwards to the fairway. The bushes add a good risk factor to this otherwise seemingly simple hole.

Enjoyed a great day at the GK Skins game here yesterday. Thanks to JohnnyGK and Pat and his Sun City West crew for organizing this outing. Everything went smoothly and we all had a good time.

Others may expand more on the conditions, but I thought the course was in very good shape considering it's about to close for overseeding in a couple weeks. Everything a bit dry and starting to brown out in many places, but the playing surfaces throughout the fairways and rough were excellent. I always had a great lie. The one bunker I was in on 17 had good soft sand. Tee boxes nice and level. As others will comment, the story of this course yesterday was the greens. Man were they an adventure! Lightning fast and terrifying on downhill and side-hill putts/chips. Very firm surfaces, but still held well-struck shots more than expected.

The course isn't anything too exciting or challenging, but it's a solid track. Some nice water hazards incorporated and the first three par-3s are very nice looking holes. As someone coming in from out of town, I would generally prefer to play a course with more AZ "character" and desert design features. This felt like many Inland Empire courses here in SoCal. I wouldn't drive 5 hours just to play it again, but if I lived locally it might make the rotation as an affordable, quality option.

Played 9/22. Two weeks before the skins game. 10:07 Tee time. Course was wide open. POP was 3hrs. 20min. Here's your scouting report.

Generally conditions were good to very good. Tee boxes were in nice shape. Sand traps were very good and had enough sand. Fairways were lush. Rough has grown in nice and thick in some places. It gives you those nice juicy flier lies. The greens were good for the end of summer. They were soft enough to hold shots. They were at medium speed, maybe 10.5. They were getting thin in some areas.

Course Notes:

The course is mostly flat and very straight forward. There are mature trees and more water hazards than most of the courses we play in the desert. The course is not long, so driver isn't always the best club off the tee.

Hole #5 is a short Par 4 339yards. The prudent play is a shot that will only go 200-220 yards. If you hit a shot that can go past the 100 yard marker, you can reach the lake.

On the Par 5 Hole #17, watch your distance control if its a back pin on the green. The lake wraps around the back of it and anything long will find the water.

Hole #18 has a creek that you can't see from the tee, which cuts across the fairway at the 100 yard marker. Unless you can carry a drive 260 yards, I would lay up short of 250 yards.

Played 2/21 thanks to Johnny GK for setting up the round and coming out to play. Had a good time at Pebblebrook. It's a fun course. It's a par 72, not real long, (6410 yards 70.0/120) but it has a challenging mix of golf holes. It has more water hazards and mature trees than your typical desert course. Some fairways are tight with rolling hills, giving you a variety of lies. I found out rather quickly that it is best to keep things below the hole. Above the hole, the course can play very fast. The course has ample rough. Houses line the course but they don't crowd it. The one hole to watch out for is #18. You can't see the creek that cuts across the fairway in front of the 100 yard markers from the tee.

Conditions were good to very good. The tee boxes, fairways, sand traps, and greens were very good. Blue tee boxes were level and didn't have as much play as the White tees. Fairways were in nice shape. The ball sits up giving you a good lie. Sand traps were well placed. They had a variety of shallow and deep sand traps. They had plenty of sand. The greens were firm and fast. You could just barely make a ball mark on them. (It rained the day before.) They could hold good shots with spin. They rolled smooth and true. The rough was dormant bermuda cut short.

Pebblebrook G. C. is one of a group of seven in the retirement community of Sun City West. It has a full practice facility. Most of its play is by the local retirees who have their own golf carts. Playing here you will notice some differences over other courses in the valley. You won't see outside service or a beverage cart. The retirees don't need or won't use these services. With that being said there are real advantages to playing here. Food and beverages are inexpensive for golf course prices. ( See the photo of the snack bar Menu!) Stock up before your round and at the turn. The course has the most availability on weekends. Retirees like to play during the week. The pace of play was fast. We played in 4 hours. It's a good value for this time of year at $41 walking, $50 with cart. Twilight rates after 2 pm. Submitted lots of photos.
