Walked 18 with GK'er NickEsquire1 at a twilight rate of $16. My guess is that the reasons that the rate is so low are as follows:

It is a shorter course with very few doglegs, no fairway traps and little water. Trees line most holes but the landing areas are fairly generous so it is not terribly challenging.

Although most areas of this course would be rated lush, it appears to me that this course operates on a shoestring budget. There are bare/dry areas on the edges of many of the greens and fairways seemingly due to underwatering or poor sprinkler coverage.

In addition, the greens were not groomed as well as most other courses in the area and actually felt squishy underfoot.

So a low price is the biggest draw here.

Walked the blues (5872/68.2/116) in slightly less than 4H with Longtee400 on their standard $16 twilight rate with a 4:52 pm tee time. The course is a no frills, fun little layout kinda out in the country, even though it's maybe 16-18 miles from downtown Portland. While the condition is far from lush, the condition is what I would call good for THIS course. The greens are bumpy and medium slow to slow. However, I actually putt decently here, I just aim 3' beyond the hole on every 20' putt. I know that sounds bizarre, but that strategy works well for me on these slow greens. Both the rough and fairways were decent, you usually had good lies. Several tees are unlevel and could use some work, but they had a decent amount of grass and were well maintained. There are not alot of traps here, but the ones they have are very well maintained with nice, fluffy sand. Normally, I don't comment in my reviews about arbitrary course management decisions and tend to focus on actual course conditions. However, today they let a 5some tee off as one of the first twilight groups, followed by three straight 2somes? We finally played through the 5some on the 12th hole, they let the 2some in front of us through on #10. The starters comment when we made the turn was that the 5some had played a decent pace on the front, barely over 2 hours. While that may be a decent pace on longer, tougher, courses, we waited on almost every single shot, it easily added 20 minutes to our front nine. Then to add insult to injury, the starter came by when we were teeing off on #17 and told us this needed to be our last hole, that they were closing the course @ 8:45... It made no sense to walk from #17 green up #18 fairway to the parking lot on a short, driveable par 4 and not play it with PLENTY of daylight left. Normally, I perceive the customer service as good to very good here, today being the exception to that rule.

Played the Back tees (5872/68.2/116) on this short, par 71 course in 3H, 50m on their twilight walking rate of $16. Fun little layout, tons of huge mature trees that line every fairway on both sides just waiting to knock down or even swallow errant shots. I have never seen so many dogleg left holes on the same course before, roughly 1/2 the holes turn to the left anywhere from moderately to severely. No holes really turn to the right, although the 2nd tee shot encourages a fade to gain clearance for your 2nd shot around a 100' tall tree guarding the green, but then the hole turns back sharply left toward the green. The poa annua greens were bumpy and slow. They did hold shots well. Both the fairways and the rough were generally lush and well maintained. Only a few patches of native stuff that they let grow knee deep on the entire course, otherwise, the rough is generally mowed down and you should have a decent lie. Which is a good thing, because anything offline more than a few yards off the fairway will likely require a punch shot under, through or around hundreds of 80' to 100' tall trees. The tee boxes were generally good, some of the par 3's tees could use some divot fix loving. The few traps they have were in excellent shape with think, fluffy sand. Customer service was a ++. They need to seriously speed up the greens, but the rest of the course was in good shape.

2nd time playing here, glad I gave it a 2nd chance. MUCH better overall condition than when I played here 14 months ago. A short par 71 course, played the blues, (5872/68.2/116) in 3h, 45m, on a great twi-light rate of $16 to walk. Kind of a quirky but fun layout with many dogleg left holes, a couple of which are 90 degree doglegs well guarded by huge, mature trees. Nice clubhouse, fully functional snack bar. Only negative on the facilities is that their limited driving range is matted and is less than 200 yards to the end. However, a great feature of this course is that they provide complimentary yardage books, which definitely come in handy with all the doglegs. They also enter you into a drawing for a free round each week if you fill out your contact info on the back of your receipt @ the conclusion of your round. The poa annua greens were decent, medium slow and a bit bumpy late in the day as you would expect from poa annua greens. Since this is a shorter course, most of the greens here are relatively small and usually fall off toward the sides and front. This can lead to some tough chips if you are short sided and putts with a decent amount of break if coming at the hole from the wrong angle. The tees were decent, most divots had been recently repaired. The fairways and rough were both good, well maintained, usually lush, occasionally thin. The sand traps were excellent, well maintained with deep, fluffy sand. Customer service in the pro shop making the tee time and paying/getting out was excellent. Well worth $16 to walk twilight, I'll play here again.
